New Caretaker Shop for Safari?

07-17-17: At the membership meeting this past Saturday (July 15), the Safari Board of Directors presented a proposal to replace the caretaker shop across the street from the lodge. The old shop is actually three buildings cobbled together over the years and is inadequate and in some disrepair.
There are areas of structural rot in the building and the roof leaks in several places. The inside of the small shop area is cluttered without adequate storage for all the tools and spare parts. Much of the Safari equipment and miscellaneous large items are stored in front of the shop which is not only unsightly, but allows the weather to rust the items.
The proposed plans call for a metal building of twice the size of the existing structures. This will allow space for all equipment and miscellaneous items to be stored indoors. There will be a shop area within this structure where the caretakers can work on repairing the various items as needed. The metal roof and siding will be powder-coated and is warrantied for 30 years. The total cost of this proposal is $62,400.
The proposal includes using both the reserve fund and capital asset replacement fund to cover the costs of the building. Because of the foreclosures last year, as was reported at the May meeting, about $41,000 was deposited into the reserve fund. With the additional contributions that are mandated by the bylaws when dues are billed, the estimated balance of the reserve fund will be about $175,000 by the time we have to pay for the new structure. The plan calls for taking $52,400 from this fund which will reduce the balance to about where it was on March First of this year. So there would be NO special assessment and No dues increase to pay for this building.
